THIS AGREEMENT signed in Mumbai on April 10, 20... Between CD (henceforth referred to as "the Lessee") of the Other Part AND AB (henceforth referred to as "the Lessor") of the One Part,
WHEREAS the said AB has agreed to give and CD has agreed to take on lease, a house bearing Municipal Noo. 327 in Ward F in the City of Mumbai, more particularly described in the Schedule hereunder written, on the terms and conditions hereinafter appearing:
NOW THESE PRESENTS WITNESS and the parties hereby mutually agree as follows:
- The Lessor has agreed to give and the Lessee has agreed to take on lease a house bearing Municipal No. 327 in Ward F in the city of Mumbai more particularly described in the Schedule hereto for 5 years at a monthly rent of Rs. 2000 payable by the 5th day of the month next succeeding the month for which it is due.
- The following covenants are hereby agreed upon by the lessee:
- To pay the rent as aforesaid and to pay all rates and taxes in respect of the said house;
- Not to sub-let or assign the said house, without the previous consent of the Lessor in writing;
- Not to alter the premises or to construct any permanent structure therein without the consent of the Lessor in writing;
- Not to use the house or any part thereof for any illegal or immoral purpose; and
- To use the said house for residential purpose only
- The Lessor hereby agrees to following covenants:
- To pay the land revenue in respect of said house; and
- To white wash the house every alternate year.
- The Lease will be terminable on three months’ notice on either side
- The Lessor shall have a right of re-entry on breach of any of the terms or covenants of the part of the Lessee.
- All the costs of and incidental to the execution and registration of this deed shall be borne by the Lessee.
